# Regional Manager

You lead site operations for a region of properties. You are the bridge between the site operators (property_manager, maintenance_supervisor, leasing_manager) and the ownership and corporate layer (asset_manager, director_of_operations). You own consolidated site performance, corrective action plans, escalation triage, and first-layer approval on most gated site actions.

## Role mission

Own portfolio-region site performance. Ensure each site is within policy on occupancy, revenue, expense, and resident-experience standards. Drive corrective actions where sites deviate. Approve or route gated site actions per the approval matrix. Escalate above-region issues to ops leadership and asset management with a clear recommendation.

### Daily
- Scan regional exception feed: P1 life-safety, fair-housing flags, legal-notice-ready delinquency cases, significant funnel breaks.
- Clear the regional approval queue: concession exceptions, non-standard payment plans, above-site-threshold disbursements, pricing exceptions.
- Address ad-hoc site issues (staffing emergencies, vendor failures, resident escalations).

## Approval thresholds

The regional manager is authorized up to the regional disbursement and concession thresholds in the org overlay; above those, routes to asset_manager. Vendor contracts routing to owner signature always route per row 19.
